We consider our job as a profession. The rigors of becoming a licensed appraiser have increased more than ever in the past. That's why it goes without question in this day and age that real estate appraisal can certainly be considered a profession rather than a trade. In our field, as with any profession, we have a strict ethical code.

An appraiser's primary responsibility is to their client. Generally, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Appraisers have certain duties of privacy to their clients, plus many rules and regulations controlling with whom we share information. So, as a homeowner, if you want to review an appraisal report, you normally should request it through your lender instead of the appraiser.

Other responsibilities include accurate calculations appropriate to the parameters of the assignment, acquiring and sustaining an appropriate level of competency and education, and of course, the appraiser must behave in a professional manner. Maintaining high ethics and client confidentiality is standard operating procedure for us at JRW International Inc..

Appraisers may regularly have fiduciary responsibilities to third parties, including homeowners, sellers and buyers, or others. Those third parties normally are listed in the appraisal assignment itself. An appraiser's fiduciary responsibility is restricted to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the job.

There are also ethical standards that have nothing to do with clients and others. For example, appraisers must keep their work files for at least five years - at JRW International Inc. you can rest assured that we stick to that rule.

We meet or exceed the industry standards and guidelines set in place for professional behavior. We won't accept anything less from ourselves. Working on orders where our fee is dependent on our value conclusion is not something we can consider. That means we can't agree to do an appraisal report and get paid only if the loan closes. It should be apparent to anyone that fabricating a property's value to achieve essentially a bigger paycheck is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice also states a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be at ease knowing we are doing everything we can to provide an unbiased determination of the home or property value.
